Proposals for the redevelopment of the Ripple Lane Industrial Trade Hub in the London Borough of Barking and Dagenham. The site currently hosts the DB Cargo Rail Terminal and warehousing. Addressing the challenges of how to keep Inner London Strategic Industrial Land relevant in age of global competition of open border free market, the project learns from previous models with the proposals aiming to reinvent the typology to reflect future needs.

Located east of Barking Town Centre and in proximity to Barking Riverside, the site sits along the major connectors of Alfreds Way / Ripple Road (A13) and just north of a proposed extension of the overground line to the Riverside. These connections can unlock the area’s future potential for regeneration in line with the London Plan 2016.
The proposal therefore seeks to deliver comprehensive sustainable redevelopment of the site. Existing industrial use is relocated to the adjacent site and new B2 (general industrial) and B8 (storage and distribution) use is required. Provision is proposed with 100 industrial units, each of 100 sqm in footprint and extending vertically over 4 floors (G + 3).
A purpose-built facility including a rail link to the main rail-line and warehouse units is also a component part of the site-specific allocation with Freight Infrastructure at Renwick Road/ Ripple Road.
