Feasibility and phasing strategy for the redevelopment of a mixed-use retail and residential site into a new neighbourhood for senior living and extra care. Aims were to maximise and realise potential with residences, high quality public realm and community amenity.

A tower and several residential buildings are formed around a linear park, boulevard and public square. An existing, large Tesco retail store is retained. The design celebrates its location and potential to create a local landmark.
