Two buildings are brought back to life to provide a new restaurant and retail space at ground and basement levels with characterful workplace above. Since their construction in 1776, the Grade II listed, 9 and 11 Duke Street have been subject to structural problems. These were exacerbated by inappropriate late 19th and early 20th century alterations. By the 1990s, apart from some ground floor retail space, they could not be let.

Planning and listed building consent was achieved following a number of viability appraisals. A facsimile building replaced 9 Duke Street, which was demolished, and 11 Duke Street was restored. This provided an opportunity for additional floor area with a vertical extension to the attached mews building and an additional storey to the new building to match its neighbour. In addition, the removal of the vertical circulation core yielded further lettable floor area. The completed building makes an important contribution to revitalising this part of Duke Street and is an attractive addition to the estate’s portfolio.
