Concept and design architects for the redevelopment of the Empire Landmark hotel site in downtown Vancouver, Canada. A three storey podium will link two residential towers of up to 30 storeys. With retail, offices and non market housing at the lower level, the podium also contains linked amenity spaces and a landscaped deck.

The clear horizontal articulation in the tower design is in the emphasis of the slab edge at every floor with a curved profile projecting feature. Larger balconies are located at the four corners of each tower alternating in orientation on every floor. This alternating plan of the balconies allows part of each to have double storey clearance and so admits additional light to the balconies themselves and into the plan of the unit.

 
 
 

It also creates a modulating rhythm to the façade. The projecting floor edge profile extends to the balconies to further articulate the façade. Floor to ceiling glazing allows for unobstructed views over the Vancouver bay area.
