King's Road development tops out
Our redevelopment project at 196-222 King’s Road has now reached its final height, with the last stone being laid, ‘topping out’ the building. Sitting opposite Chelsea Town Hall, the exciting scheme is set to enhance the central section of this famous street.
The development includes flexible retail space, a large public house, an independent 600-seat (Curzon) cinema with improved disabled access and customer experience, as well as an upgraded Waitrose store, 47 new homes and high quality office space. A rooftop bar will offer views along King’s Road as well as panoramic views toward Battersea and central London.
The site is comprised of four buildings set around landscaped podium areas - providing a protected, calm space away from the hustle and bustle of the King's Road.
Externally, the historic façade of the original art deco Gaumont Theatre building has been retained and sensitively incorporated along with the existing Waitrose supermarket, while the former cinema facility is re-provided within the vast new column-free basement. The upper levels are stepped back to create residential terraces and to provide the spectacular rooftop hospitality venue – the sky bar – which stretches along the King’s Road frontage.
The project centres on safeguarding the site’s local value; resonating with its King’s Road setting and incorporating contemporary design in harmony with the heritage surroundings.
We were delighted to celebrate this construction milestone with the wider team at the recent topping out ceremony, where we were also honoured with a collaboration award. Commissioned by Cadogan Estates, we are working alongside AKTII (Structural) and HDR (Building Services). QS and CA roles are being managed by TTPP Construction Consultants and Capital and Provincial are the Project Managers. Construction is being undertaken by Wates Group.
The project is due for completion in 2024 and we are looking forward to seeing how the project continues to progress over the coming months.
